Construction credit changed. Monitoring didn’t.

More construction lending now comes from credit unions, mortgage investment corporations and private lenders, and British Columbia is short of cost consultants to monitor it. Each loan still gets one site visit and one PDF a month, and the early signs of trouble sit in the site and the subcontractor payments, not in that PDF.

Money has moved from banks to private funds, and regulators say many of those funds cannot verify what they pay for. When developers fail, the early warning signs were in the site and the subcontractor payments, not in the monthly PDF.

Development finance has moved towards specialist and challenger lenders, while monitoring surveyors still work entirely in Word and Excel with no dedicated software. The early warning signs on a failing scheme sit in the site and the subcontractor payments, not in the monthly report.

One visit. One PDF. Every month.

  1. The general contractor submits a draw request

Tens of pages, the builder's own percentages.

Where it breaks: Percentages are self-reported

  2. The cost consultant visits site

One snapshot, a phone full of photos.

Where it breaks: Photos are easy to reuse or fake

  3. Reconciliation in a spreadsheet

Claim against cost plan, by hand.

Where it breaks: Hours of manual matching

  4. A PDF goes to the lender

Every firm uses its own format.

Where it breaks: Nothing comparable across a loan book

  5. The lender releases funds

    Often days later, after back-and-forth.

Where it breaks: Days of waiting on both sides

From claim to signed report, in one file.

The same paperwork that arrives scattered every month, reconciled into one report your cost consultantQSmonitoring surveyor can stand behind.

  • The cost consultantQSmonitoring surveyor decides.

AI reads documents and drafts flags. Every certified figure is a person's decision, logged with their name and time.

  • Stored in-region.

We intend to keep Canadian data in Canada, and Australian data in Australia when we launch there.

  • Never used to train AI.

Documents sent for analysis are not retained by the model provider beyond the response.

  • Each firm's data is its own.

Isolated at the database level. No other firm or lender can see it.

Questions

Does the software certify progress?
No. It reconciles and flags. The cost consultantQSmonitoring surveyor decides every percentage and signs the report.
Will my firm’s report look like Sitefact’s?
No. Reports export in your template or the lender's, with your brand.
What do I need on site?
A phone. The shot list tells you what to capture for each cost-plan line.
Which cost planning tools does it read?
Excel to start, with CostX and Cubit exports planned. Tell us what you use.
Who pays for it?
Monitoring is a lender cost, usually passed to the borrower. Design partners get founding pricing; we share numbers on a call.
Can lenders see everything?
Lenders see the reports and evidence you release to them, nothing else.
Is this live?
Not yet. We are building it with a small group of partner firms before launch in 2027.
Which markets?
British Columbia first, then Australia and the UK.
Who is behind it?
Brendan Jones, a Queen’s University civil engineering student who worked as a project coordinator with EllisDon in Vancouver, building through Orca Jones. More about Brendan.
